Below is a summary of some of our successfully completed transactions. 

Transaction #1

Small property development

​The client, a property developer had an opportunity to purchase a residential property where they could split the property into 2 lots where they would keep the existing house to renovate/sell, and build/sell a house on the rear lot.
 
Pure Capital provided a first mortgage solution for the client to settle the land, fund all costs of planning and approvals, and fund all construction costs for the renovation and new build.

Purchase of commercial investment property

The client, a property investor, needed to settle on the purchase of a commercial property which was tenanted with a high rental return.

 

Pure Capital provided a first mortgage of 65% on the commercial property and was able to use additional real estate assets to fund the balance using a second mortgage solution.

Land subdivision

The client, a property developer owned a parcel of land which they owned for a number of years, which had a first mortgage loan with a bank and wanted to subdivide into multiple lots and sell titled lots and needed funding to do so.

 

Pure Capital provided a second mortgage solution for the client to fund all the costs of planning and approvals to issue titles, pay all utility costs including sewer, water, and electricity.

Investment property

The client, an investor, had an investment opportunity present itself and needed to urgently deploy funds within a prescribed deadline or the opportunity would be lost.

 

Pure Capital provided a fast solution to refinance the existing first mortgage loans on 2 properties and stretch the LVR to 75% on a blended first and second mortgage rate and the client was able to make the investment deadline.

Property development

The client, a property developer, needed to settle the land on a development site, pay planning and approval costs, and pay construction costs.

 

Pure Capital provided a start to finish development solution from settling on the land to completing construction on a first mortgage construction facility.

Mezzanine facility for a property development

The client, a property developer, had gone over budget with construction costs and the first mortgage construction lender would not increase the facility limit.

 

Pure Capital provided a mezzanine loan solution with a facility of 75% which provided sufficient funds for the project to be funded through to completion.

Transaction #7

Land subdivision

The client, a property investor and developer, had already subdivided a parcel of land and had titles using investor funding who had registered an interest on the title of the land.

 

The client needed to repay his investor plus release funds so they could cover planning costs to obtain DA approval for a large residential development.

 

Pure Capital provided a first mortgage solution for the client which repaid the clients investor and funded all planning costs to obtain DA approval.

The client, a property developer, was building a childcare centre. The land was already owned with a mortgage, and needed to refinance the land, pay planning and approval costs, and pay construction costs.
